Project Overview

Positioned at the intersection of Howard and Beale Streets in San Francisco’s Transbay District, this 45-story office tower occupies a prominent site directly across from the Salesforce Transit Center and within close proximity to the waterfront. The building’s form is defined by three distinct floor plate configurations, arranged to create variation throughout the vertical massing. This configuration allows for a series of expansive outdoor terraces, which are strategically integrated into the structure to provide elevated amenity spaces—functioning as “parks in the sky” for tenants.

The ground level includes a covered, 3,600-square-foot plaza with a dramatic 35-foot ceiling height. Designed as an inviting urban amenity, the plaza incorporates seating areas and features a large-scale, site-specific installation titled Night Writing by Teresita Fernández, prominently integrated into the tower’s core wall.

Sustainability is a key component of the project’s design, with features such as raised access flooring, opportunities for natural ventilation, and high-performance building systems. These elements collectively contribute to the building achieving LEED Gold certification.
